Selling my Vacant Land

If you want to sell your vacant land, you want to make sure of the value and its worth and what other similar parcels in the area are selling for or have sold for.  Your realtor can send you listings that would help you see the recent sales in the area of similar sized land parcels.

Knowing the setbacks, deed restrictions and having stakes , signs or tape marked on the property will help the agent or prospect to know where the boundaries are located.   A survey is good to have and is the most accurate description of the land.

It is best to have a driveway into the land of some sort which may require having a culvert pipe put in along with some gravel by your local excavator/builder. You can shop around for pricing and get contacts from your realtor. A driveway allows access needed for trucks , trailer carrying equipment or future gravel/cement trucks, well trucks to enter the property for future building.

It may require brush hogging or cutting of trees if it is too dense. 

A good investment is to have a percolation test in place to avoid a delay in contract especially where weather is not  permitting in the winter months.  When the ground freezes, the engineers will not perform a perc test until the spring.

Speaking to a local builder for a future building site may help in these preparations  which will make the land more sellable. You  may require a necessary permit with the town for a driveway. This will ensure a safe entrance onto your property from the main road.

Another consideration is to consider access to electricity.  Where is the nearest pole and you will want to consider  underground electricity to your future home. You may want to have a pole put in before selling as to avoid any delays when a buyer offers to purchase your property.

Make sure to check with the local town code enforcer for any permits needed and to close out any permits before selling.
